Mosaic development street names approved: Greenville Planning Commission notes

Here’s a recap of the city of Greenville Planning Commission meeting on Aug. 1.

Approved: Street names for Mosaic Townes

The Mosaic Townes project is an upcoming mixed-use development along South Academy Street, North Calhoun Street, Perry Avenue and Ware Street in the West End Special Emphasis neighborhood.

The applicant sought to have two street names approved, one intersecting Perry Avenue and proposed as “Motley Way,” and the other touching the proposed Motley Way and North Calhoun Street proposed as “Mosaic Drive.”

One commissioner questioned the meaning of the word “Motley.” According to the project’s architect, it is a synonym of “mosaic.”

The commission approved the application and both names 3-2.

The development went before the project preview board June 25 with plans for more than 200 residential units, commercial and grocery space, residential amenities, and below-ground parking.

This project was also submitted with a major subdivision application, which was approved. The subdivision will total 6.86 acres with 18 lots from its former 21. The project goes before the city’s Design Review Board in the fall.

Approved: Annexation, rezoning at Green Avenue

William Gray of Gray Development and Construction LLC brought an application to the commission for the annexation and rezoning of roughly half an acre of property at 821, 823, and 825 Green Ave. just off Anderson Road southwest of downtown Greenville.

The properties would be annexed into the city of Greenville and rezoned from an R-7.5 Single-Family Residential District to RH-D, or House D District. The commission unanimously approved the application.

Approved: Annexation, rezoning at 9 Traction St.

Jay Navarro brought an application to the commission for the annexation and rezoning of roughly 0.2 acres of property at 9 Traction St. near West Greenville.

The property would be annexed into the city of Greenville and rezoned from an R-7.5 to RH-D. The commission unanimously approved the application.

Approved: Annexation, rezoning along South Pleasantburg Drive

Rory Tyler of SP Reedy, LLC brought an application to the commission for the annexation and rezoning of roughly 3.23 acres of property at 1135 S. Pleasantburg Drive along the Reedy River.

The property would be annexed into the city of Greenville and rezoned from an R-10 Single-Family Residential District to RH-B, or House B District.

The front portion of this property was previously annexed into the city, while the rear never was. The application was submitted to make the whole property uniform and was unanimously approved by the commission.

Approved: Annexation, rezoning on Wade Hampton Boulevard

Wesley Taubel brought an application to the commission for the annexation and rezoning of roughly 13.41 acres of property at 2000 Wade Hampton Blvd. between the North Main and Wade Hampton neighborhoods.

The property would be annexed into the city of Greenville and rezoned from a C-2 Commercial District and O-D Office District to a CM Campus District for the purpose of establishing a new Green Charter school, making the CM designation appropriate for future use.

The commission agreed and approved the application unanimously.

Approved: Annexation, rezoning on Stall Street

David Smith and Christina Moir brought an application to the commission for the annexation and rezoning of roughly one-quarter acre of property at 109 Stall St. just off Rutherford Street.

The property would be annexed into the city of Greenville and rezoned from an R-6 Single-Family Residential District to RN-A, or Neighborhood District A for the purpose of bringing the whole property into the city. Part of the property was brought into the city in the 1930s, this application would make it wholly uniform – a similar issue to Greenville Country Club’s annexation and rezoning in March.

The commission approved this application unanimously.

Approved: Annexation, rezoning at 15 Traction St.

Lindsey Tully brought an application to the commission for the annexation and rezoning of roughly 0.2 acres of property at 15 Traction St. near West Greenville.

The property would be annexed into the city of Greenville and rezoned from an R-7.5 to RH-D. The commission unanimously approved the application.

Approved: Annexation, rezoning in East Greenville

Kevin Scully brought an application to the commission for the annexation and rezoning of roughly 11.57 acres of property along Roper Mountain Road and Independence Boulevard.

The property would be annexed into the city of Greenville and rezoned from S-1, Service district, O-D, and an R-20, Single-family residential district to a CV, Civic District, and RNX-B, Neighborhood Flex B District.

For the CV designation, which is the larger of the two parcels, the applicant intends to establish a new religious institution. The commission unanimously approved the application.

Approved: Annexation, rezoning on South Leach Street

David Stone brought an application to the commission for the annexation and rezoning of roughly 0.06 acres of property along South Leach Street.

The property would be annexed into the city of Greenville and rezoned from R-M10, Multifamily residential district to RN-A. The commission unanimously approved this application.

Withdrawn: ‘Baby’ Bi-Lo rezoning request

The “Baby” Bi-Lo redevelopment is a planned mixed-use project coming to the former Bi-Lo location at 505 N. Main St. in Greenville. A rezoning application was previously submitted to the commission with the intent to switch the current zoning from Mixed Use 2 District and Mixed Use 3 District (MX-2 and MX-3) to a Mixed Use 5 District to be able to accommodate the heights proposed.

The application was withdrawn from the agenda a few days before the meeting.
